Ersatzbau & Sanierung Emmenweidstrasse

Ersatzbau & Sanierung Emmenweidstrasse

Our strategy is based on three concepts: reconstruction, optimisation and interpretation.

RECONSTRUCTION: With the idea of "ensemble protection", the new building largely reproduces the former building volume. It retains the valuable structure of the façades and the prominent tiled roof. The original streetscape is retained.

OPTIMIZATION: The development is based on the intersection of the site's potential and market requirements. A widening in the geometry of the roof provides a new storey. Together with the added basement, the net floor area increases by 750m². A further extension of the basement under the street is conceivable. Two vertical connections offer flexible use - spacious storeys can be divided and rented out individually. If larger apartments are expected, it is possible to dispense with one of the staircases. The necessary escape routes are maintained.

INTERPRETATION: The existing should be respected and the new must be possible. The existing building should be valued as an important cultural, social and architectural resource. The old mighty roof will be reinterpreted. The supporting structure remains in wood. Modern laminated beams now allow for two storeys and spacious rooms. This is in keeping with the idea of “Heimatstil”. The materials and the linear skylights are retained. The roof tile cladding embodies identity, is durable and ecological thanks to its natural material. The new glazed end walls under the roof indicate the new use of the attic floors and at the same time point to the glazed industrial buildings of the neighbouring Von Moos site.

Utilisation
The project aims to support and utilise the ongoing transformation of the area. The proposed businesses should enable all-day, undisturbed use and revitalise the area. The new building contains offices on the ground floor to the 2nd floor and studio spaces and space for exhibitions on the 3rd and 4th floors. This use is supplemented in the evening by the music club in the basement. The ideal location does not interfere with other users. Other services will be accommodated in existing buildings - the bar and the event hall will be retained, as will the club with the terrace on the 1st floor. The remaining areas will be renovated and the offices retained. The tower will remain the centre of attraction as a local landmark. After consultation with the art school, it can be used as an exhibition space. Another suitable use would be as a suite-hotel. Such accommodation in historic buildings enjoy great popularity.
